Home Selling Process
We commit to guiding you through the process and managing these timelines
1. Determine your selling timeline
2. Hire us as your Listing Agents
3. Listing your home:
- Determine selling price, strategy, and marketing
- Sign Listing Agreement and trailing documents
- Provide us with disclosures :(Seller Property Disclosure Statement-SPDS), Insurance Claims History Report, home improvements (if applicable), etc
- Professional photographs and Floor Plan
- Provide keys to us and discuss showing times
- Yard sign and lock box are installed
- House goes live on the market
4. Buyers preview homes (Requested feedback is provided to you)
5. Open houses
6. Evaluate and negotiate offers: We will present all offers, advise you on counter offers (if applicable) and guide you through the process
7. Contract Acceptance!
- Buyer Due Diligence(10 day inspection period): Buyer needs access to the property to conduct inspections. **All utilities must be on and shall remain on until closing day.
- Negotiate appropriate repairs (Buyer’s Inspection Notice Seller’s Response-BINSR)
- Conduct repairs by a licensed professional and provide all receipts and invoices.
- Follow up and keep in touch with Buyer’s lender
- Buyer’s Appraisal (if applicable)
- Sign closing documents at the title company
- Documents are approved
- Documents are sent to county to be recorded
- Property records and ownership changes
- Title provides proceeds to Seller
- Prepare your home for sale: declutter, clean, small repairs, etc. (Feel free to ask us for advice)
8. Closing:
- Funds are released to title company
