1. Hire us as your realtors
2. Determine how much you can afford by getting Pre-Qualified by a lender
3. Set up home search
4. Tour homes
5. Make an offer
6. Contract acceptance!
7. Open Escrow:
-Deposit earnest money
-Title search ordered
8. Buyer Due Diligence(10 day inspection period):
-Inspections: General, termite, roof, pool, etc.
-Review Seller disclosures: Title commitment, CCRs, HOA Disclosures, Seller Disclosures (Seller Property Disclosure Statement-SPDS)
-Review all inspection reports with agent
-Negotiate appropriate repairs (Buyer’s Inspection Notice Seller’s Response-BINSR)
9. Loan Approval Process:
-Keep in touch and be responsive to your lender’s requests
-Secure home owner’s insurance
-Order Appraisal
-Appraisal comes in at value
-Loan goes into underwriting
-Loan Approved
-Buyer signs Lender’s CD(Closing Disclosure) - 3 days before closing
10. Buyer attends final walk through inspection
11. Transfer utilities
12. Closing:
-Sign closing documents at title company
-Wire funds or provide cashier’s check for down payment and closing costs
-Documents are approved
-Loan funds are released to title company
-Documents are sent to county to be recorded
-Property records - Congrats homeowner!
